Selling a Home in Pittsburgh: Timeline, Costs and Pennsylvania Rules

Thinking about selling in Greater Pittsburgh? Well-prepared homes are selling quickly, but Pennsylvania has a few rules and costs every seller should plan for. Here’s what to expect.

How fast homes are selling

Single-family homes in our service areas sold in a median of about 26 days on market over the 12 months through October 2026, at a median price of about $355,000, based on West Penn Multi-List closed sales. Homes that are priced right and look great online often go under contract in the first two weeks.

A typical selling timeline

  1. Weeks 1 to 2: Pricing and prep. We review recent sales and active competition, then build a room-by-room prep plan.
  2. Week 3: Photos and launch. Professional photography, 3D tour, drone and video, then the listing goes live.
  3. Weeks 3 to 6: Showings and offers. Most well-priced homes see their best offers early.
  4. 30 to 45 days: Under contract to settlement. Inspections, appraisal, municipal paperwork and closing.

Pennsylvania rules sellers need to know

  • Seller’s Property Disclosure Statement. Pennsylvania’s Real Estate Seller Disclosure Law requires most sellers to disclose known material defects in writing before an agreement of sale is signed.
  • Municipal resale inspections. Some municipalities require a resale or occupancy inspection, and some require sewer lateral testing, before a home can transfer. Start early, since repairs may be required.
  • Lead-based paint disclosure. Required for homes built before 1978.

What it costs to sell

  • Real estate commission, set in your listing agreement. Commissions are negotiable and not set by law.
  • Your share of realty transfer tax, typically 1% of the price in most suburbs and 2.5% inside the City of Pittsburgh.
  • Prorated property taxes, settlement fees and any repairs or credits you negotiate.

Five ways to net more

  1. Price to the market from day one.
  2. Fix the small things buyers notice: dripping faucets, sticky doors, burned-out bulbs.
  3. Gather receipts for the roof, furnace, water heater and any waterproofing or radon mitigation.
  4. Invest in professional photos and a 3D tour.
  5. Compare offers on net proceeds and certainty, not just price.
